The following is a list supplied to us by Able outlining progress in the development since our last update:

 

  • New power supplier (Airtricity) sourced and new contract negotiated which resulted in lower reconnection fees and a 30% reduction in ongoing fees.
  • New firm sourced and contract negotiated to supply new, movement and daylight detectors, which represents a saving of well over EUR8,000 on previous quotes. Installation to commence as soon as funds are available, block by block. This will eventually result in savings of up to 50% on electrical costs.
  • All fire alarms now operational. All faults repaired and eliminated and emergency cover contract in place to eliminate problems with rogue fire alarms.
  • New contract negotiated with lift supplier and arrears paid almost up to date. A new maintenance contract to service lifts has been arranged.
  • Deal agreed with waste collectors on payment of arrears and ongoing payments.
  • Flooding problems in basements have been repaired.
  • Basement lights repaired.
  • Proper block numbers in place.
  • Rubbish in all the basements has been cleared and disposed of.
  • All fire alarms controls have been padlocked in the on position and cannot now be tampered with.
  • Locks on all lift control doors have repaired and secured.
  • Locks on all Magnet control doors have been repaired and secured.
  • Security codes on block doors have been individualised to improve security.
  • Security was provided for Halloween weekend which seemed to be effective.
  • Special bin collection organised for Halloween weekend.
  • All water in lifts pumped out.
  • All front and back locks have been repaired.
  • Continuing weekly liaison being maintained with lift company to ensure all lifts working.
  • Continuing weekly liaison being maintained with Fire alarm company to ensure all alarms in working order.
  • Ongoing negotiation with suppliers to maintain services and ensure payment of arrears.
  • Various anti-social issues have been and are being dealt with.
  • Window cleaning programme commenced in September.
  • Basement doors being numbered and numbers for basement block being stencilled to walls.
  • Updated House Rules hand delivered to every resident and posted to all Landlords.
  • New contract negotiated with car park gate supplier and arrears being paid. A new maintenance contract to service gates has been arranged.
  • Ongoing verification of car park spaces to enable 2nd car park security gates to be activated and fobs issued.

 

As you can see good progress has been made again since our last update and again we stress that this can only continue if management fees continue to be paid.

There has been a marked increase in fee payment of late but there are still also many outstanding arrears. We would encourage each resident who has not paid up to date, to do so as soon as possible.

As all of you are aware there are still issues with security in certain areas of the development, this has been greatly improved with the issuing of new block codes and will be further improved once the lower gates become operational in the underground car parks.

We would ask that each resident takes it upon themselves to keep the new bock codes as private as possible, i.e. buzz visitors in rather than shout the code out. It is also strongly recommended that the back doors to the blocks be kept closed at all times if possible.

The following is a list of what has taken place since our last newsletter:

1. Some of you might have noticed over the last few weeks that both car parks have been cleaned out. Following discussions between the Residents Committee and Able it was decided that in order to entice the use of the car parks by the residents and to prevent any further anti social behaviour in the car parks that a complete clean out of the car parks would be undertaken. We are assured that this will be completed very shortly.

2. From our discussions with a number of residents in the development and our meeting with Able a policy of zero tolerance in respect of anti social behaviour and noise pollution in the development has now been implemented. Residents are encouraged to report any incidents to Able immediately.

3. Window cleaning is to commence in the next number of weeks throughout the development. Able have received quotations for the works and this is to begin shortly.

4. A programme to introduce light sensors to all blocks will begin in the next month. This will be done on a phased in basis over the next 12/18 months as it is quite an expensive exercise however it is hoped that it will result in significant savings in respect of our electricity supply.

5. A programme to introduce new individual codes on the front doors will also begin shortly to ensure enhanced security to the development.

6. House rules are to be posted to each apartment owner and then displayed in each block. We are told that all house rules will be strictly enforced by the management agents as soon as they are sent to all apartments.

7. Further savings will be sought over the next number of months by the management agents in respect of the block insurance.

8. Finally correspondence has been received from the builders, Coalport Building Company, noting that works to the final top layer of tarmacadam will becommencing shortly. Landscaping is also due to begin shortly. It should also be noted that the residents committee has asked for a meeting with the builders however this has not as yet occurred.

The committee has also been working with Dublin City Council to progress the issues relating to the completion of the development and we understand that Dublin City Council hav contacted Coalport in relation to these matters.

In particular issues relating to drainage and the completion of the pathways in order to allow the traffic lights to be switched on are in progress with Dublin City Council.

DCC have also commissioned Dublin Fire Brigade to produce a report on fire safety within the development.

Finally it is envisaged that monthly meetings will take place between the management agent, and the residents committee for the foreseeable future to ensure that the ongoing positive works continue in the development.

It is worth highlighting that recent developments have been greatly helped by an increase in payments of maintenance fees. Obviously payments must continue if we are to make further progress.

Welcome to the launch of PrioryHall.net. This website is for the residents of Priory Hall in North Dublin. Priory Hall is situated on the doorstep of Ireland's first wholly sustainable park, Father Collins Park. The development is made up of 160 spacious apartments and is close to train stations, schools and the M50 motorway.
